Bellandur-An emerging residential hub in Bangalore

In recent times, Bellandur has been witnessing a lot of demand for residential properties. Following are some of the major reasons for the increasing demand;

Affordability

The foremost reason for this demand is the affordable prices of the properties in Bellandur. In the first quarter of 2015, the average of the apartments here stood at INR 5500 per sqft. According to the realtors, the apartments that are located close to the Outer Ring Road (ORR) will fetch higher returns when compared to the properties in the interior.

Proximity

Another major reason why Bellandur is emerging as the best property investment destination is because of its proximity to the business districts, both on the southern and eastern side of Bangalore. Electronic City which a major IT hub is located just 15 to 18 km away and it takes half an hour to commute. On the east, the commercial hubs like Whitefield and ITPL can be reached easily through the Outer Ring Road (ORR). Besides, the top companies such as SAP Labs, AT&T, Cisco, Intel, Wipro and a large number of SEZs (special economic zones) are located close to this area. Further, the locality is 6 km from Silk Road and 14 km from MG Road which is the heart of the city.

Connectivity

The locality's seamless connectivity has been playing a major role in grasping the attention of the home buyers. Moreover, the flyover at Bellandur had eased off the locality from heavy traffic congestion.

So these are some of the major factors that have been increasing the demand for properties in Bellandur. If you are planning to buy a property in Bangalore then you can consider Bellandur as an option.

Apart from these positive factors, the locality has some drawbacks. The Bellandur Lake is polluted badly by the chemical sewerage. This lake was once used for recreational purposes, but it has now turned into a sewerage dump owing to the unplanned urbanization and poor waste disposal. Once this lake is cleaned up, this locality is a clear winner.

Best Place to Buy Property in Thane Mumbai

Mumbai has for a long time been the hot spot for real estate investment. With plenty of industries and other commercial establishments, the capital of Maharashtra has a dense population and is always busy. Property rates have been increasing all the while due to high demand. However the revenue generated in major cities like Mumbai and Delhi has come down in the last two quarters. Due to the high prices, a lot of completed project still have unsold flats. There is also very little space left in the city to build new projects. Hence people have started moving to places near the outskirts of Mumbai. With government spending more on infrastructure and transportation, travelling to the city has become quite feasible.

With a decreased demand for property in the city, investors have also moved out of the city. They are looking for places near to Mumbai where land rates are cheaper and have better transportation facilities. The outskirts of Mumbai have now become the hot spot for real estate market. Thane, a part of the Mumbai Metropolitan Region is one of the places where investors have kept an eye upon. It is a land filled with abundance of greenery and wonderful lakes. This locality has around 33 lakes and also a good infrastructure consisting of hospitals, industries and malls. Experts have predicted that Thane is expected to grow exponentially in the real estate sector. Located in the center and being an area with cultural arts, Thane is all set to grow in the upcoming years. Thane west, located just outskirts of Mumbai is a place to be preferred owing to its infrastructure and connectivity to Mumbai. It also has roads and rail routes connecting well to other regions nearby. For people moving out of Mumbai owing to the high prices and those looking for a peaceful yet commutable location, Thane west is a suitable region to buy property.

Ghodbunder Road which connects Mumbai’s eastern and western highways has a stretch of about 20 kilometers. It has developed into a residential hub where builders have already started projects. It is one of the best places to invest on real estate. With more funding for infrastructure such as flyovers and metro rail, Ghodbunder Road is definitely a place to invest on. Buyers have the option of choosing between ready-to-occupy flats and those under construction. The properties are surrounded by greenery and filled with clean air. The cost of the property is much cheaper compared to that of Mumbai. A home buyer with a budget of 1 crore can find a suitable place to live in. Murbad located in Thane district is a well know industrial town. Chattarapathi Shivaji airport is the nearest airport to Murbad. The area close to the airport is also a suitable place to invest in the long term as it is growing steadily in value. Vasanth Vihar is another place which is close to Mumbai and has major highway connecting to it. Vasanth Vihar has schools, colleges, restaurants and other basic amenities to live in. These places are a few that have a good potential for mumbai real estate.

Bangalore is turning into a luxury home destination

Bangalore has always been a robust market when it comes to real estate. The rapid urbanization, flourishing IT companies and industries, affordability, infrastructural developments and increasing population has increases the demand for house for sale in Bangalore. Apart from affordable housing, the demand for premium apartments and luxury villas have also increased in Bangalore. The real estate in Bangalore is driven mostly by end users, comprising of professional working populace and NRIs.
Also in recent days the number NRIs investing in villas and apartments in Bangalore have increased considerably. There are a several factors that actually help in attracting NRIs to invest in Bangalore.

When you take a big picture of the real estate market in the countries, only very cities have been stayed robust in past few years while real estate in other cities such as Mumbai, Kolkata and Gurgaon have been volatile. This robust real estate market is the main reason to attract investors from overseas. Some of the other reasons include higher capital appreciation, increased rental rates, easy and convenient investment norms by Indian government and foreign direct investment facilities. In particular these NRI populace concentrate more on luxury villas and independent house for sale in Bangalore.

With several luxury projects from reputed builders, high quality construction, timely delivery, high-end design and interiors, filled with all amenities and many more aspects help Bangalore to win the race in luxury home sector among Mumbai and NCR. Also while premium apartments and villas in Mumbai, NCR and Thane have unrealistic or huge price tags, the affordable prices of apartments in Bangalore have also made NRIs turn head towards Bangalore real estate.

The prices of luxury flats for sale in Bangalore is somewhere between Rs.5 crore to Rs.30 crore. Though this value may seem higher but when compared to other cities these rates are 30% to 40% lower. The city also offers several luxury apartment projects for reasonable prices. While Bangalore can show a sales report with 100 luxury villas or apartments for every quarter of a year, Mumbai and NCR are able to sell only between 10 to 20 luxury apartments.

The improved infrastructure have also made people to invest in luxury apartments in Mumbai. This has made Bangalore more popular among high net worth individuals who invest in luxury property in Bangalore. On the whole the demand for luxury homes in Bangalore is fuelled by NRIs, high net worth individuals, and millionaires from IT/ITES sector. The demand for luxury houses were once subdues in all metro cities during past few years but it has now started to pick up pace with Bangalore leading the market now to be followed by Mumbai and NCR. Bangalore with developed infrastructure, shopping malls and more support the sophisticated lifestyle led by the NRI, HNI population and also the original inhabitants of the city. For all those NRIs who look out for a luxury home to spend their vacation in home country, Bangalore everything to cater to their requirements.

The moderately good climatic conditions and profitable employment prospects in Bangalore have also attracted middle income group people to invest in flats in Bangalore.

What the factors that are driving real estate in Mumbai

Mumbai is one of the most expensive real estate markets in the country. The city is the finance capital of the country and is known to be the maximum city. Many of the central business districts in the market are very expensive. Those who reside in these posh addresses are celebrities and businessmen with a lot of money at their disposal.
So what are those who are on a budget to do when it comes to looking for housing in the city? The answer is moving your property search to the suburban areas of the city. If one looks at the way most of the metros are expanding it is the peripheral and suburban areas which are gaining popularity. These micro markets might not be up there when it comes to infrastructure. But that is changing and changing at a fast pace.

Over all here is a look at what buyers have been look at when it comes to a property search in Mumbai so far in 2015. 1 BHK apartments are the most preferred apartment type here. This is followed 2 and 3 BHKs. Buyers are showing a marked preference for small sized new Mumbai property. This is because space is already very scarce in the city and buyers end up paying quite a bit for these spaces.  The most sought after apartment size falls between 501 to 750 square feet. This is followed by the less than 500 square feet range and the 751 to 1000 square feet. The takers for any residential apartments in Mumbai which is more than 2000 square feet are very few in number.

People are looking for affordable properties in this market. The budget range for which property search in Mumbai is happening at a great pace falls between INR 10 to 50 lakhs. There is some interest for properties which fall between the INR 1 to the above 5 crores range as well. Buyers are looking for properties which are priced above INR 10000 per square feet on average. This fact again proves how expensive it is to purchase a new Mumbai property.
One of the infrastructure projects which is set to drive the real estate sector of the city is the metro rail project. Line 1 between Versova–Andheri–Ghatkopar is operational. The impact of the metro on the localities in this Line is already quite visible. The prices for properties here has been steadily on the rise. There are three more lines in the pipeline. Experts suggest that property prices tend to appreciate by at 20 percent for localities which are within a 2 km radius from a metro station.

Some of the hot property destinations in the city as Vasai, Badlapur, Nala Sopara, and Kalyan. The one factor that is common across all these micro markets is that they are all affordable property destinations. They are also well connected to the main business districts of the city making them attractive to buyers who are on a budget.

A look at the real estate in Banjara Hills

The real estate in Hyderabad has been facing an uphill battle for some time now. The realty sector in the city had been facing a tough time buyers weren’t showing any interest here. Political instability was the main reason for this. After the bifurcation of the state of Andhra Pradesh and the creation of Telangana, everyone expected things to settle down as far the housing sector was concerned. But that was not the case. But 2015 is expected to bring cheer for the city.

2014 was clearly a bad year for the city. The process that went behind the formation of the state of Telangana put everything on the backburner including the real estate industry. The sales volumes plummeted when compared to the 2013 especially in the first half. But there were tiny signs of revival in the second half of 2014. And many real estate experts feel that 2015 will be the year that the realty industry rises like a phoenix from the ashes. The government is also trying to improve the infrastructure of the city. This will act as an impetus for the realty industry.

Despite of the slowdown, the posh addresses in the city of Hyderabad have never really lost favour among buyers. Those who want to have live in a prestigious zip codes and have the money to make it come true have certain choices available to them as far Hyderabad is concerned. And there no bigger address than Banjara Hills in the city if posh what you are after. The area is considered to be one of the prestigious zip codes in the country.

Once nothing more than a hunting ground for the family members of the Nizam, this area has come a long way as far real estate is concerned. Now the area is a hunting ground for property seekers who are looking for apartments for sale in Banjara Hills. The area is considered to be one of the primary Central Business Districts in the city along with Jubilee Hills. As such there are a lot of commercial establishments present in this part of the city.

It is very hard to come by plots in Banjara Hills. The market is well established and quite saturated. The social infrastructure here has is bursting at the seams because of the number of hotels, restaurants and big retail outlets. There are residential properties are without a doubt on the expensive end of the spectrum as far as real estate in the city is concerned. The going rate for apartments for sale in Banjara Hills stands at INR 7500 per square feet on average. The going rate for plots in Banjara Hills stands at INR 6400 per square feet on average.

There is great demand for 3 BHK flats in this micro market. Buyers are willing to spend anywhere between INR 2 to 5 crores on properties here. The unit size most preferred for flats here falls between 1001 to 1250 square feet.

Affordable housing projects become the popular investment choice in Chennai

Chennai has somehow turned out to be a pricey real estate market over the years. Luxury segment and mid segment home are mostly out of reach by many. The market for luxury and mid segment apartments in Chennai has been very slow. And sky high pricing has created a gap between the demand and supply here. Buying an independent house in Chennai is definitely out of bounds for many, and a very restrictive percentage of the population can invest in residential properties of this kind. Things seem very slow in these two sectors, but Chennaiites have more to look forward to. Affordable housing sector might just be the next big thing that would revive the real estate market in the city.

Suburban Chennai is what will see the most real estate activity in the next few years. Builders have already started looking for large parcels of land in the outskirts to build affordable housing projects in the city’s suburbs. There has been an increasing demand for smaller housing units of under INR 20 lakh. However builders over the years have failed to cater to the needs to this demand generated. High cost of construction and even higher land prices in the city has compelled the builders to charge much higher for apartments in Chennai suburbs in comparison to its counterpart like Bangalore or Hyderabad.

The concept of affordable housing across the country is flawed in many ways. For example, affordable price band in different cities mean different things. This is because housing is affected my several factors like land prices, cost of construction etc. Land prices in different cities vary to a large extend. Affordable or low cost homes in Mumbai and its suburbs will be nothing less than INR 40 lakhs. Similarly, you can buy low cost homes in cities like Hyderabad for as less as INR 25 to 35 lakhs. This creates a lot of disparity and takers of these projects suffer on the financial end of it. In Chennai the concept is catching up and we are yet to see where it goes. This segment has been much ignored by builders is now all set to see a revival. “Identifying developable land at the right price in the right place is the key to success of a budget housing project,” said a builder from Chennai. “All developers doing big projects in the suburbs are stuck owing to poor sales and they are looking at alternatives to sustain the business”, said Rajesh Babu, of Recs Group, a Chennai-based realty firm.

“Going by the experience of developers who promote budget housing projects, they are by and large cash-surplus projects as long as the promoter sticks to medium sized developments in the range of 2-3 acres. You can raise funds from the market (customers) and do projects. As long as the budget housing segment is treated as a separate entity and the money collected for it is used for the same project, it will work. But if the money is diverted to service bad loans or to complete other stuck projects, then things will miserably go wrong,” said Sarita Hunt, MD- Jones Lang LaSalle.

Should you invest in Noida or Greater Noida?

The questions plagues many investors and individuals today, whether they should invest in Noida or Greater Noida is a better realty choice in this matter. We put together some valid arguments so that you can access and analyse the best suited option for you as an investor.

•    "Greater Noida was designed as an integrated township, but industrial land, particularly in Greater Noida West, has been diverted to residential projects. Attracting industry is hard, while cutting plots for builders is easy and lucrative. In the five years, GNIDA has allotted 400 industrial sites of which small scale units 50 have started work. But a majority are micro enterprises employing between 20 and 50 workers each.” Says a GNIDA official to the Business Standard. Noida also started off in a similar fashion, however it is much more developed and evolved market as of now.

•    Greater Noida suddenly saw a rise of real estate activity between the years 2009 and 2011. There were a number of apartments for sale in Greater Noida that were presented to the market, but the new land acquisition act and the eventual increase in property prices have deterred the home buyers from investing here. According to a report by JLL India, there are over 200,000 apartments for sale in
Greater Noida, out of which only 40 % of inventory is sold. There has been delay in projects and there has been an issue with local builders delivering projects very late as compared to the actual date of handover. This has brought the real estate market here to a halt. But Noida however is a much more evolved market. Prices have seen fluctuation, but it hasn’t been unambiguous. Certain localities command a higher price than others and there is a clear cut distinction. The stability in the Noida market is what makes it a better investment choice

•    Properties in Noida are a good investment choice for low risk investors, Greater Noida poses much higher risk and a gestation period as compared to Greater Noida.

•    If you are looking to invest in plots then Greater Noida is a better investment option for you. Noida has limited land availability and that has resulted in rapid increase in prices. However if you are looking to invest in apartments Noida is definitely a better bet. Project are delivered on time and there is stability in price of properties in Noida.
•    Looking to invest in commercial real estate? Pick Noida and not Greater Noida. As of today, there is almost 70 percent of unoccupied office space area is Greater Noida and individual investors have suffered losses because of this. They paid a premium price to acquire this land, however it hasn’t reaped any substantial benefits.
•    These are a few points you can consider if you are looking to invest in any of these areas. However the market and its evolution is natural and Greater Noida will evolve sooner or later. But the gestation period is long. And the ones with deep pockets can actually afford this long gestation period. However you investment in Noida is safe for now and rental market is also stable.
