Essential tips for first time home buyers.

Buying a house can be an exciting thing, risky as well if one is not careful enough. When looking at a house, you could have a long wish list, but you need to understand that no house is ever perfect. The way it is logical not to judge a book by its cover, the same goes for a house too. So, evaluate every aspect before making up your mind.

Given below are a few important tips for an informed decision:

Always think long term and about re-sale:
Are you going to have kids? Will there be elderly people? Is your stay going to be a short one post which you are planning to sell it off? If so, whom are you planning to sell it to?
These are few of the basic things that you need to be very clear about even before you start looking for a house to buy.

Always prepare a checklist:
Home buying has always been an emotional process. Technically speaking, one should cast aside all emotions while evaluating a house. But, practically the same doesn’t happen throughout. So, the best way is to come up with a checklist having the must haves, nice to have and other things. Ensure you make enough copies of that checklist. Make sure you go by that checklist every time you visit a house. Take necessary photographs for reference(s). If you find anything interesting but, if the checklist suggests otherwise, re-think immediately.

Evaluate the expenses while budgeting for the house:
Don’t just limit yourself with principal, interest, insurance and taxes. Add utilities, cost of upgrades and commuting, travelling costs, etc. as well to check if you can afford to go ahead.

Verify the contract/ownership documents:
If the long term plan is to rent out or sell the property. Check thoroughly what the papers say you are authorized to do. Sometimes, it turns out that the property you are buying actually can’t be sold. It can only be transferred to someone through a deed bond. In such cases, things can’t be done conventionally and consulting a property lawyer becomes inevitable.

Reading the documents carefully before signing:
The property in chennai purchase is regarded as one of the largest and most important purchase a person ever makes in a lifetime. It is mandatory that you understand the terms and conditions. If there’s any doubt, bring it to the notice of the agent or the broker immediately. Still, if you are not convinced, say goodbye to them. There are more than enough people in the world to happily help you out in a fair way.

Watch out for builder’s antics when buying a property

Owning atleast a piece of realty is what everyone wishes for. To make that dream come true many slog, save whatever they could or avail a loan. This is why real estate business has seldom dipped since the year 2002. Though many of the nationalised banks and private banks offer low interest rates while taking home loans, they often miss to address the grievances especially when the property developers fleece them. In this unregulated realty market, property developers always have an upper hand over the home buyers as they have already established a good rapport with the banks and their personnel. Banks too act in favor of the developers as they provide them good business and that too in a consistent manner. As an effect, housing and property related complaints have risen in tandem with the rise in the number of projects.

The reason for the rise in complaints are many. Let us look at some of the common and major ones here. In most of the cases, the time taken to complete housing project normally exceeds the agreed delivery date and by that time the home buyer would have paid ninety percent of the value. If the home buyer had been living in a rented property he would end up paying the rent as well as the loan amount. In spite of all these hardships buyers remain calm fearing harassmet, retribution and further delay in completing the project and fail to make the builder hold responsible for his act.

There are instances where property developers purposely forget to hand over the completion certificate to the buyers especially if they had built structures deviating from the original plan. Buyers may face lot of hassles without this completion certificate. Without it, they will not be in a position to have their property registered, obtain utility connections, sell, mortgage or even reverse mortgage the property. They also have to live in the fear of getting their unapproved portion bulldozed by municipal authorities, anytime. Quality of the structure has always been a subject of controversy. Once entered into a agreement to construct, builders often brush off their responsibility to construct a structure of good quality. Many a time, buyers feel the heat once they have occupied the building and feel cheated if the quality is compromised.

Instead of blaming it all on the property promoters and developers, it is actually the responsibility of the buyers to stay vigil. To avoid delays in delivery, they should go visit the site of construction from time to time, check the situation and act accordingly. If they feel that the quality is being compromised they can always take up the issue with the legal department or the builder himself and sort it out in an amicable manner. While making an agreement it is always better to put down all the points in black and white to avoid confusion and disappointments at a later date. Visiting the developer’s earlier projects and speaking to their customers to know the actual situation will be of great help to decide on whether to strike a deal with that particular developer or not.

Bangalore's Whitefield – An emerging real estate hub

The housing demand in Bangalore remained robust in the first quarter of 2015, with home sales showing up in high numbers and housing inventory falling to a lower number. Several micro markets in and around Bangalore are witnessing strong home sales this year making Bangalore take up the first positon in the real estate survey.  Though home sales picked up in the beginning of this years in slower pace, it has now starter to acquire a new momentum with many builders offering affordable houses in a small sized unit in the outskirts of the city. For those of you who are looking to buy a flat in Bangalore, this is high time to invest in areas such as Whitefield, Sarjapur Road, Electronic City and other areas around the IT corridor.

Whitefield, situated in the eastern part of Bangalore was just like a usual suburb of Bangalore until IT companies started to open their campuses here few years back. The main driving force of real estate in Whitefield is the IT corridor. This little micro market has now evolved itself into a major suburb with a lot of developed and developing infrastructure, job opportunities from IT companies, easy connectivity, and more. The real estate in Whitefield thrives well mainly due to IT population, who show a great interest in buying apartments for sale in this locality.

The major factor luring investors and buyers alike to real estate in Whitefield is the presence of several industries and IT companies in vicinity. Most people prefer Whitefield for its rapid development as a city and it social and physical infrastructure. It has a big mall, well-known restaurants, shopping centres, reputed educational institutions, multispecialty hospitals and much more to make people buy a flat in Whitefield. All these facilities make Whitefield an emerging real estate hub in Bangalore.

Not just known for residential properties, but it has equal demand for commercial properties as well. It has well-designed, international standard commercial space paving way for high office space absorption rate. But all these advantages of Whitefield have only helped in luring investors and home buyers towards it but did not increase the property prices to any unrealistic numbers. The prices of property in Whitefield are cheaper helping builders to buy and launch new residential projects at a rapid speed.

Not just developers and builders, but potential buyers also show interest in buying land here it offers high return of interest in near future. The prices of residential land in Whitefield have witnessed a four times growth in just 10 years of time. So people expect the same or even higher appreciation rate in future as well.

Turning from a small usual suburban area to a well-developed, most sought-after city, Whitefield has evolved itself with several new developmental projects. But even Whitefield has a small con on its traffic congestion, which will also be soon resolved with plans from the Karnataka police. Also the proposed Export Promotion Industrial Park by the Karnataka government is also expected to turn Whitefield into a most sought-after real estate market.
